Envisioning
Your vision starts here. We provide insights on current trends in design, aesthetics, construction, and SCIF buildout. Our local relationships are leveraged to create a rough order of magnitude project budget and timeline for capital planning purposes.

Project Planning
Selecting the right design team – architects, engineers, and consultants – to work with the owner and tenant are key to project success. Watchman’s unique Project Charter serves as a guide for making project decisions among stakeholders for each project’s priorities.

Design
We facilitate communications, meetings, change processes and reporting as the design team works toward approved drawings. Your design phase budget will be managed closely. We manage the entire RFP process for selecting your GC and trade partners complete with a robust proposal analysis and scoring system – you only need to choose the partners.

Pre-Construction
We work with the GC to identify and manage long-lead items. An accountability matrix is leveraged to ensure ultimate clarity on all stakeholders’ responsibilities. The project budget is further refined and managed. We manage the RFP process for additional trade partners – cabling, furniture, audio/visual, security and more.

Construction
We facilitate OAC (Owner, Architect, Contractor) meetings, Limited Notice to Proceed processes, and project change processes. Routine site visits ensure accountability while we manage the project budget, GC pay apps, and vendor invoices. Weekly status meetings ensure stakeholder alignment and solutions for all risks, issues, and associated decisions.

Closeout
Systems training, documentation, and closeout of punch lists ensures a successful handoff to property management, making asset maintenance easier for everyone.
