What Is an Owner’s Rep?
An owner’s representative (or “owner’s rep”) is a third-party construction project manager who serves exclusively on your behalf throughout the lifecycle of your construction project.
We act as your advocate and guide, protecting your interests, managing stakeholders, and ensuring the project is delivered according to your goals—not just the general contractor’s convenience. We manage the entirety of the project so you don’t have to.
Think of us as the bridge between you and everyone else involved—architects, engineers, general contractors, vendors, and regulators.
What an Owner’s Rep Actually Does
From the outside, construction may seem like a single, continuous process. In reality, it’s dozens of decisions, timelines, contracts, and conversations happening across multiple teams.
Here’s what we handle:
✅ Pre-Construction Planning
• Clarify your vision, requirements, and long-term objectives
• Develop a realistic budget (ROM) for capital planning
• Advise on construction contract types (GMP, fixed fee, etc.)
• Advise and facilitate your selection of the right team of architects, engineers, GC, and consultants
✅ Design & Scope Management
• Lead the design process and create a clear project charter
• Coordinate the design team’s workflow
• Translate your operational needs into technical plans
• Monitor scope and budget alignment as designs evolve
✅ Contractor Selection & Bidding
• Create and manage the RFP process for selecting your GC
• Create and manage the RFP process for vendors (FF&E, cabling, art, etc.)
• Leverage relationships with top-tier contractors
• Evaluate bids, facilitate interviews, and help select the best fit
✅ Construction Oversight
• Coordinate vendors, schedules, and change orders
• Facilitate OAC (Owner/Architect/Contractor) meetings
• Monitor and manage budget and pay applications
• Ensure contractors and trades meet expectations
• Anticipate and resolve roadblocks before they become delays
✅ Closeout & Handoff
• Oversee punch lists, inspections, and final documentation
• Coordinate FF&E, IT, security, and signage installations
• Ensure you’re ready to occupy with confidence
